Buyers come expecting a bedroom community and find a city with real character — a historic downtown anchored by Ballard Avenue, two large lakes within a few minutes of most neighborhoods, an award-winning school district, and more square footage per dollar than almost anywhere else in Collin County.

Lake Lavon (21,400 acres) and Lake Ray Hubbard (22,000 acres) are both within a short drive of most Wylie neighborhoods. That's fishing, boating, paddling, and trail access that most DFW suburbs can't match — and it's available on a Tuesday, not just a long weekend.
The median close price over the past 12 months was $430,000, with the most active tier running $400K–$750K. At that price, you're looking at 2,400–3,600 square feet of newer construction. Comparable homes in Frisco, Allen, or McKinney run meaningfully higher — often by $75K–$150K or more.
Wylie ISD earned an A from the Texas Education Agency every year since letter grades began in 2018, including a 92 out of 100 on the 2025 TEA accountability report. US Highway 78 runs directly through the city, connecting to the George Bush Turnpike (SH-190) in neighboring Sachse. From there, the Plano/Legacy West corridor is 25–32 minutes, Garland and Rowlett are 15–20 minutes, and Downtown Dallas is roughly 35–42 minutes under normal conditions. It's not a short commute to everywhere — but it's a manageable one to the corridors that matter most.
Historic Ballard Avenue has been Wylie's central gathering place since 1887. Today it's home to local restaurants, boutique shops, the Wylie Opry, and a year-round calendar of community events — the Wylie 500 Pedal Car Race, Bluegrass on Ballard, Taste of Wylie, Boo on Ballard, and the Arts Festival. It's the kind of downtown most suburbs spend decades trying to create.

Collin County added nearly 43,000 residents in a single year (2024–2025), making it the second-fastest growing county in the nation by raw numbers. Wylie is expanding its park system, trail network, and commercial corridors — development is active but the city's planning process has maintained the residential character that draws buyers here in the first place.
Wylie's residential landscape covers more ground than most buyers expect — from master-planned communities anchored by resort amenities to established neighborhoods with mature trees, gated enclaves, and a 55+ community unlike anything else in the city. Here's the full picture, organized by character.
One of the most recognized addresses in Wylie, Woodbridge is a large-scale master-planned community built around an 18-hole golf course with walking trails, community pools, and connected green spaces throughout. Homes range from earlier phases with mature landscaping and traditional brick construction to newer townhome and villa product in more recent sections — giving buyers a range of price points and product types within a single community. Resale activity stays steady here because turnover is low and demand consistent.
Spread across nine phases and more than 1,200 homesites, Bozman Farm Estates is one of Wylie's most substantial single-family communities. The neighborhood features paved walking trails, a stocked fishing pond, multiple community pools, and playground and picnic areas distributed throughout. Homes are predominantly two-story with brick and stone exteriors; lot sizes are generous relative to the price point, and the newer phases offer larger footprints at competitive square-footage pricing. Lake Trails of Bozman Farm represents the community's newest section with a slightly elevated finish level.
Inspiration is Wylie's signature master-planned community and the most active neighborhood in the market across multiple price tiers — from the mid-$400Ks through the upper $800Ks. Developed by Huffines Communities on more than 700 acres along Lake Lavon, it features a resort-style amenity center with a lazy river, three pools, a 3,000-square-foot fitness center, and multiple builders offering a range of floor plans across ongoing phases. The eastern location provides a quieter, more open setting with lake proximity that newer developments closer to town can't replicate. Builder incentives remain available in active phases.
A newer master-planned community on Wylie's western edge positioned between Lake Ray Hubbard and Firewheel Town Center, with active new construction from Coventry Homes and other builders. Homes run primarily two-story with stone and brick exteriors and open-concept layouts; the community includes 97 acres of parks, trails, and green space. The price range spans from the low $400Ks to the mid-$700Ks, making it one of Wylie's most price-diverse new-build options. Note: School district assignment varies by phase — some sections are served by Wylie ISD and others by Garland ISD. Verify the specific district for any address at wylieisd.net before making an offer.
Kreymer East ranked second in the $500K–$750K price tier by sales volume over the past 12 months — 17 closed sales averaging $599K on 3,222 sq ft. The community sits in a central Wylie location with direct access to major corridors, offering newer two-story construction with open floor plans and modern exterior finishes. Its scale is more contained than Inspiration or Bozman Farm, which appeals to buyers who want newer construction without the sprawl of a multi-phase mega-development.
Adjacent to Kreymer East and positioned near Wylie's expanding park network, Kreymer at the Park offers a slightly higher-end slice of the same central corridor. Average close prices over the past 12 months came in around $608K on 3,365 sq ft — larger homes with park proximity that gives the community a distinct lifestyle advantage. Access to both Hwy 78 and the Bush Turnpike is straightforward from this location. Newer phases continue to add inventory.
Creekside Estates posted the fastest absorption in the $400K–$500K range — 38-day average DOM across active phases — which reflects consistent buyer demand at this price point. Homes average around 2,450 sq ft with modern two-story layouts. The community sits in east Wylie with proximity to both Lake Lavon access and the Hwy 78 corridor. Two active phases contributed to the MLS data over the past 12 months, with continued new inventory available.
Lewis Ranch is a Bloomfield Homes community in east Wylie with floor plans ranging from approximately 1,840 to over 4,200 sq ft. The community features greenbelts, walking trails, a private pond with fountain, and a playground. A trail connects directly to Wylie East High School — a practical feature for residents who want walkable school access. Bloomfield's Classic Series emphasizes covered front porches and open-concept interiors at price points that compete well in the east corridor.
Situated between Lake Lavon and Lake Ray Hubbard along the Hwy 78 corridor, Grayhawk Park is a now-built-out community developed by Pulte and First Texas Homes. It posted the fastest absorption in the $500K–$750K tier — 44-day average DOM — with homes averaging 3,632 sq ft at around $597K. The 2018–2022 construction era means buyers get newer building standards and energy efficiency with the added benefit of established landscaping rather than raw new-build lots.
Emerald Vista sits in east Wylie near the Lake Lavon corridor with 8 closed sales over the past 12 months averaging $597K on 3,105 sq ft. The community offers newer two-story construction with larger lot sizing than many western Wylie neighborhoods. It has a similar price profile to Grayhawk Park but slightly smaller average footprints, and the lake-adjacent east side location provides the open, less-dense feel that draws buyers away from the more established western corridors.
Country Ridge is a well-established single-family community built primarily between 2003 and 2012, with homes ranging from approximately 2,450 to 4,200 sq ft on generous lots. The neighborhood has the settled character that comes with time — mature trees, consistent brick and stone architecture, and low turnover typical of communities where people tend to stay. HOA amenities include a community pool and playground. The location relative to Hwy 78 and FM 544 keeps daily errands and commutes manageable.
Braddock Place stands apart from most Wylie neighborhoods in one meaningful way: the lots. Half-acre homesites are the norm here, giving the community a more open, quieter atmosphere that tighter subdivision grids simply can't replicate. Built across multiple phases primarily from 2005 through the mid-2010s with ongoing Megatel Homes phases, homes average around 3,100 sq ft with traditional brick and stone exteriors. Proximity to Founders Park and the Wylie Recreation Center puts outdoor access within easy reach.
Sage Creek is one of Wylie's larger established communities, contributing 6 sales in the $300K–$400K range over the past 12 months at an average of $382K on 2,022 sq ft. It's built for practical suburban living — walkable streets, HOA-maintained common areas, and a location that puts residents within easy reach of both downtown Wylie and the retail corridors along FM 544. Homes are traditional two-story construction with brick exteriors from the early 2000s, and the neighborhood's maturity shows in its canopy and settled feel.
Birmingham Farms spans multiple phases representing one of Wylie's longer-established residential corridors, with homes built from the late 1990s through the mid-2000s. The neighborhood covers a wide price range depending on phase and lot size, from smaller entry-level configurations through larger four- and five-bedroom homes. Mature trees and established landscaping give it a more settled feel than newer construction, and the central location keeps residents close to parks, schools, and commercial corridors along the city's main arteries.

The townhome and villa sections within the Woodbridge master-planned community offer the neighborhood's full amenity package — pools, trails, golf course proximity — in a lower-maintenance attached product. Two active phases contributed 24 combined sales over the past 12 months averaging $376K–$380K on approximately 1,600–1,750 sq ft. The extended DOM in the data reflects new construction build timelines rather than market weakness. A practical option for buyers who want the Woodbridge address without a full-size lot to maintain.
Lake Park Villas was the single most active community in the $300K–$400K range by sales volume — 26 closed sales over the past 12 months at an average of $341K on approximately 1,941 sq ft. The attached villa product appeals to buyers seeking right-sized living with reduced exterior maintenance, and the price point makes it one of the more accessible options in a market where detached single-family homes have largely moved above $350K. Note: This community is served by Rockwall ISD, not Wylie ISD. Verify attendance zones at rockwallisd.com.
Riverchase is an established gated community built entirely between 2001 and 2003 — consistent construction era, mature landscaping, and a neighborhood that has fully settled into itself. With 295 homes and roughly 4% annual turnover, this is a community where people stay. Pricing is driven primarily by lot size: homes on standard lots under a quarter acre typically close in the $350K–$446K range; move to the larger .33–.62 acre homesites and you're in the $450K–$595K range with proportionally more square footage. The median days on market across all Riverchase sales was just 6 days — among the fastest of any Wylie neighborhood — and smaller-lot homes averaged 3 days. Gated access at a non-master-planned price point is the defining value here.
Kingsbridge is a gated community in northwest Wylie with homes averaging approximately 4,781 sq ft at around $900K — the upper end of the Wylie market by both size and price. Two closed sales over the past 12 months reflect the low-turnover character of a community at this price point. Important note: Kingsbridge is served by Plano ISD, not Wylie ISD. Buyers for whom school district assignment is a priority should verify attendance zones directly at pisd.edu before proceeding. Seis Lagos is genuinely one of a kind in this market — a guard-gated community built around six private fishing lakes on rolling terrain, with custom and semi-custom homes on half-acre-plus lots. The amenity package includes a 7,500 sq ft clubhouse, three pools, tennis and pickleball courts, a basketball court, a fitness center, and trails winding around the lakes. Lot restrictions prohibit wood or perimeter fencing, preserving the open, park-like character throughout the community. Two important disclosures for buyers: First, Seis Lagos is served by both Lovejoy ISD and Wylie ISD — the district assignment depends on your specific homesite, and bus service is provided by both districts. Ladera Wylie is the only gated, single-family 55+ ownership community in Wylie — 159 homes on a site situated between Lake Ray Hubbard and Lake Lavon. The community is built around Ladera's signature HUB amenity center with a resort-style pool, indoor and outdoor gathering spaces, a wellness suite, pickleball courts, a fitness studio, and walking trails. Lawn maintenance is included, making it a genuine lock-and-leave option for active adults. This is for-purchase ownership, not a rental community — and as the only product of its kind in the city, it fills a gap that buyers in this life stage have been navigating around for years. A portion of southern Wylie falls within Rockwall ISD boundaries. These neighborhoods are within the city of Wylie but feed into Rockwall ISD campuses. Always verify district assignment for a specific address at rockwallisd.com.
Kreymer Estates sits in south Wylie along the Rockwall ISD boundary line, offering newer construction with open-concept floor plans in the $450K–$650K range. The community's location provides quick access to Hwy 78 and the eastern lake corridor while feeding into Rockwall ISD campuses rather than Wylie ISD. Worth understanding the feeder pattern before making an offer — a few streets in this area can mean different campus assignments.
Watermark is a newer single-family community in south Wylie within Rockwall ISD boundaries, offering modern construction with open floor plans and contemporary exterior finishes. The community's position in south Wylie puts residents within reach of both the Hwy 78 corridor and Rockwall's retail and dining options to the south. A practical option for buyers who prefer Rockwall ISD or are cross-shopping south Wylie and north Rockwall simultaneously.
Pheasant Creek is an established community in south Wylie, offering single-family homes with traditional construction on standard subdivision lots within Rockwall ISD. The neighborhood's position near the Wylie/Rockwall boundary gives residents flexibility in either direction — access to Wylie's city amenities and parks to the north, and proximity to Rockwall's lake corridor and commercial district to the south.

Few suburbs in DFW give you this much outdoor access from a residential address. Two major lakes, 700+ acres of city parkland, 19 miles of trails, and a recreation center that competes with private facilities — all within the city or just minutes from its edge.
Lake Lavon covers 21,400 acres of surface water in Collin County, making it one of the largest reservoirs in North Texas. The lake supports fishing (bass, crappie, catfish), boating, sailing, kayaking, and paddleboarding, with 16 parks managed by the U.S. Army Corps of Engineers around its perimeter. Several of Wylie's east-side neighborhoods — including Inspiration and Creekside Estates — sit within minutes of direct lake access. Avalon Park and Clear Lake Park provide public access points closest to Wylie proper.
Lake Ray Hubbard covers 22,000 acres straddling the Dallas/Rockwall county line, with Wylie's western and southern neighborhoods — including Dominion of Pleasant Valley and Lewis Ranch — positioned within easy reach of its eastern shore. The lake is a hub for boating, fishing, and waterfront dining, and its proximity to Firewheel Town Center makes the southwest corner of Wylie's lake access also its most commercially convenient. South Ballard Avenue is the city's main street, lined with locally owned restaurants, boutique shops, the Wylie Opry (live music), and a roster of community events that pulls 9,000–10,000 people for a single afternoon. The city has invested deliberately in keeping the downtown corridor vibrant rather than letting it fade as the newer commercial strips along FM 544 and Hwy 78 have grown.

Murphy is a small, established suburb that borders Wylie to the west and Sachse to the south. Southwest of Wylie · Wylie ISD & Garland ISD (split)
Sachse straddles the Dallas/Collin county line and shares its western edge with Garland. Like Murphy, school district assignment depends on which part of Sachse you're in — eastern Sachse is typically Wylie ISD, while western sections fall within Garland ISD. North of Wylie · Wylie ISD
A small, quiet community directly north of Wylie along the Lake Lavon shoreline. St. Paul has a more rural character than Wylie proper, with larger lots and less commercial development. North/Northwest of Wylie · Lovejoy ISD
Lucas is a larger-lot community north and northwest of Wylie served by Lovejoy ISD — one of the most highly regarded smaller districts in Collin County. Homes here tend to sit on half-acre to one-acre lots with a more rural, spread-out character. Seis Lagos addresses fall partially within Lucas and share the Lovejoy ISD connection. Northwest of Wylie · Plano ISD
Parker offers a similar large-lot, lower-density character to Lucas but is served by Plano ISD. Positioned northwest of Wylie near the Allen border, it appeals to buyers who want acreage within Plano ISD boundaries. Kingsbridge in northwest Wylie sits at the edge of this corridor — buyers cross-shopping Kingsbridge often look at Parker simultaneously.
Based on 780 closed sales over the past 12 months. Wylie's market is concentrated in the $300K–$750K range, with the move-up segment showing the strongest depth of any tier.
The entry tier is thinner than it used to be — only 17 active listings under $300K at the time of this analysis, mostly smaller homes in older established neighborhoods. The $300K–$400K range is more active (253 sales), driven primarily by townhomes, villas, and established single-family homes.
This is where Wylie's market actually lives. The $500K–$750K tier surprised many buyers — with 230 closed sales, it's nearly as active as the $300K–$400K range. Buyers get 2,400–3,600 sq ft of newer construction, often in master-planned or newer-build communities, at price points that would buy significantly less in Allen, Frisco, or McKinney.
The premium tier in Wylie is real but thin — 29 sales between $750K and $1M, plus one sale above $1M (Seis Lagos at $1.125M). At this price point, buyers are getting 4,000–4,800+ sq ft, larger lots, and in many cases gated access. Collins Estates led volume at $788K avg; Kingsbridge averaged $900K. Seis Lagos represents the ceiling.
Most buyers should plan for 60–90 days from the start of a serious home search to closing — longer if inventory in your target neighborhood is limited or if you're selling a home in another market simultaneously. The Texas contract-to-close process typically runs 30–45 days once you're under contract, which includes the option period, inspection, appraisal, and loan processing. If you're relocating from out of state, we recommend beginning your search at least 90 days before your target move date. NAR research consistently shows that buyers who work with a local agent and begin the process earlier have significantly better outcomes in competitive markets.
It depends on how confident you are in the neighborhood and how quickly you need to be settled. Renting first gives you time to learn the city before committing — but in a market like Wylie where inventory moves quickly in the $400K–$600K range, renting for six months can mean missing the window on specific communities. If you've visited multiple times, worked with a local agent, and have a clear picture of which areas fit your daily life, buying immediately is often the right call. If you're relocating with limited local knowledge, a short-term rental near your target area while you search actively is a reasonable bridge strategy.

During the option period, you can back out for any reason and receive your earnest money back — you only forfeit the option fee itself. It's the buyer's primary inspection and due diligence window. Option periods in the current market typically run 5–10 days, and the option fee is generally $100–$500 depending on the price point and negotiation. This matters in Wylie because communities like Woodbridge, Dominion of Pleasant Valley, and the Kreymer corridor sit near district boundaries where a few streets determine whether a home feeds Wylie ISD, Garland ISD, or Rockwall ISD. Third-party sites sometimes lag on boundary updates, so go directly to the district for confirmation. Attendance zones can also change as the district grows, so verify at the time of your offer rather than relying on information from a previous search.

It depends on where you're going and when. Plano/Legacy West is 25–32 minutes under normal conditions via the Bush Turnpike — manageable for most commuters, especially hybrid schedules. Downtown Dallas runs 35–42 minutes off-peak, but westbound traffic on US-78 and the Bush Turnpike during morning rush can add 10–20 minutes. Garland and Rowlett are the closest major employment corridors at 15–20 minutes. Our honest advice: test your specific route during peak hours before you commit. Wylie works very well for hybrid and remote workers, and for those commuting east or to Collin County. It's a longer pull for daily downtown Dallas or Las Colinas commutes.
The median close price in Wylie is around $430,000. In Frisco, Allen, or McKinney, comparable square footage runs meaningfully higher — often $75,000–$150,000 more. The tradeoffs are commute time (particularly for westbound trips), less walkability, and fewer immediate retail and dining options compared to more established corridors. What you gain is more home for your budget, newer construction communities, two-lake access, and a school district that competes with anything in Collin County. For buyers whose daily life doesn't require being within walking distance of a lot, Wylie consistently delivers more value per dollar than its neighbors to the west.
The only reliable method is to enter the specific property address into the district's attendance zone lookup tool. Wylie ISD: wylieisd.net. Rockwall ISD: rockwallisd.com. Garland ISD: garlandisd.net. Plano ISD: pisd.edu. Southern Wylie along the Rockwall county line, western Wylie near Murphy, and northwest Wylie near Parker all have homes in non-Wylie ISD zones. Never assume based on the city name, neighborhood name, or a third-party website — always verify directly with the district.
Most of Wylie's established neighborhoods are served directly by the city for water, wastewater, and trash — no additional utility district fees. However, Seis Lagos sits within a special utility district regulated by TCEQ (District #7554000). Buyers purchasing in Seis Lagos should review the district's financial disclosures as part of their due diligence — this is a standard part of the Texas real estate process and your agent and title company can help you request the required documents. Some newer developments may also have Municipal Utility Districts (MUDs) or Public Improvement Districts (PIDs) that add an additional annual assessment on top of standard property taxes. Always review the property's tax certificate and ask your agent to confirm whether any special assessments apply before making an offer.
Seis Lagos is genuinely unlike anything else in this market — a guard-gated community built around six private fishing lakes on rolling terrain, with custom and semi-custom homes on half-acre-plus lots dating back to the late 1970s. The amenity package (clubhouse, three pools, tennis, pickleball, fitness center, lake trails) exists at a scale that most communities in this price range don't match. Two important disclosures: the community is served by both Wylie ISD and Lovejoy ISD depending on your specific homesite, and it sits within a special utility district (TCEQ #7554000). Lot restrictions prohibit wood or perimeter fencing, which is unusual but contributes to the open, park-like character that defines the community. It tends to appeal to buyers who've already lived in several suburban communities and want something with genuine character and privacy.
All three are northeast Dallas suburbs with similar price ranges and access to Wylie ISD (in parts). Sachse is slightly closer to Garland and the Bush Turnpike, which can shorten some westbound commutes. Murphy is smaller and has less retail development than Wylie. Wylie offers the most neighborhood variety of the three — the widest range of product types from townhomes to gated lakefront communities — and the strongest identity as a standalone city with its own downtown, events calendar, and recreation infrastructure. For buyers who want more community depth and amenity options, Wylie typically wins the comparison. Buyers who prioritize commute time above everything else sometimes land in Sachse or Murphy instead.

Wylie is an active part of that growth, with new construction communities still selling, commercial development expanding along FM 544 and Hwy 78, and the city's parks and trail infrastructure being extended under a long-term master plan. Growth supports long-term value, but where you buy within Wylie matters: established communities with mature infrastructure and low turnover (like Riverchase or Woodbridge) behave differently in the market than actively developing phases of newer communities.
