Waterview’s average sales price fell sharply to $462,092, a 23% drop compared to last October. The average price per square foot also declined 11.3%, and homes are sitting on the market for significantly longer—up to 109 days on average. The sale-to-original list price ratio dropped to 91.5%, meaning sellers are making deeper concessions to get deals closed.
While homes are staying on the market longer, there are fewer homes available. Only 24 homes were for sale in October (▼ 20%), and just 5 new listings hit the market (▼ 37.5%). Pending sales held flat at 4, but closed sales jumped to 3, up 200%—though from a very low base. These kinds of fluctuations are common in smaller data sets and don't always signal long-term trends.
