Separating the two segments, new-construction median prices declined 4.5% year over year and resale median prices declined 7.8%, so the softening was present across the market rather than confined to one segment. For context, the DFW Metroplex median was $389,000 and the Texas median was $330,000.

SALES ACTIVITY
A total of 135 homes closed in August 2026, compared with 173 in August 2025, a decline of 22.0%. Sellers brought 201 new listings to market, and 117 properties went under contract. Median days on market fell to 49 from 61 a year ago. Homes sold both faster and closer to asking price than a year ago, which reflects more realistic initial pricing rather than stronger demand.

Active listings totaled 755 at the end of August 2026, down 19.1% from 933 in August 2025. With 201 new listings against 135 closings, supply continued to build during the month.

MARKET BALANCE
Months of inventory stood at 5.6, compared with 5.4 in August 2025. That compares with 4.4 months for the DFW Metroplex and 5.4 months statewide. The inventory decline came from fewer homes being listed rather than from faster absorption, since closed sales also fell.
