Actual addresses, sale prices, and dates — plus what we adjusted for and why. If your lot is larger, your kitchen is updated, or you back to a greenbelt instead of a fence line, those are worth something, and you'll see exactly what we credited rather than taking our word for it.

How long homes in your price range are taking to sell in your area, and what's currently competing with you.
Because an instant number isn't worth much.
Automated estimates work from public records and recent sales. That's real data and it produces a reasonable ballpark in neighborhoods full of similar homes. But it can't see inside your house, doesn't know which comparable sales included concessions or closed below market between family members, and has no idea whether the home three doors down sold in three days or ninety.
Around Lake Ray Hubbard and through the NE Dallas suburban corridor, that gap gets wider. Acreage, waterfront and lake-adjacent lots, golf course frontage, and custom builds don't have clean comparable sales to work from. Those are exactly the homes automated estimates get most wrong — and exactly the ones where being off by ten percent is a real amount of money.
Doing it by hand takes time. It's worth the wait.
The form asks for your address and a way to reach you. If you can add a few details — recent updates, the condition of the roof and major systems, anything unusual about the lot — the report gets sharper.
