heath, texas real estate market update

This is The Dunnican Team's monthly housing market update for Heath, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move.

We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.

Quick Read

Heath's resale market tightened noticeably in September. Resale closings rose to 20 from 17 a year ago, resale listings fell 17.9% to 92, and resale months of inventory dropped to 5.6 from 8.4. That's still slightly buyer-leaning, but far closer to balance than last fall. Across all homes, including new construction, months of inventory fell to 6.4 from 10.5. Resale prices held steady, with the median at $875,000, down 1.1%.

Key Highlights | Heath Housing Market Update

  • Median Price: $860,000 (+7.9% YoY); resale only: $875,000 (−1.1% YoY)
  • Closed Sales: 26 (−7.1% YoY); resale only: 20 (+17.7% YoY)
  • Active Listings: 148 (−16.9% YoY); resale only: 92 (−17.9% YoY)
  • Months of Inventory: 6.4 (−4.1 from September 2025); resale only: 5.6 (−2.8)

Market Commentary

PRICES
The Heath median sale price was $860,000 in September 2026, up 7.9% from September 2025. On resale homes alone, the median was $875,000, down 1.1%, and price per square foot fell 3.9% to $232.63. Across all homes, price per square foot fell 3.2% to $227.50. The higher all-homes median points to fewer lower-priced new-construction sales in the mix, not rising values, and on a per-square-foot basis prices eased slightly. On resale homes, the $750,000–$999,999 range was the most active, at 36.8% of sales, and $1 million and above made up 28.0% of all closings. Homes closed at a median of 93.2% of original list price overall and 93.7% for resale homes, close to the DFW Metroplex at 93.8%. For context, the DFW median was $379,990 and the Texas median was $329,900.

SALES ACTIVITY
A total of 26 homes closed in Heath in September, down 7.1% from 28 in September 2025. The two segments moved in opposite directions. Resale closings rose 17.7%, to 20 from 17, while new-construction closings fell to six from 11. Resale homes also sold faster, taking a median of 69 days to go under contract, 21 days less than a year ago, and 99 days from listing to closing. Across all homes, total time was 130 days, compared with 95 days across the DFW Metroplex.

INVENTORY
Active listings totaled 148, down 16.9% from a year ago. Resale listings fell 17.9% to 92, and new-construction listings fell to 56 from 66. New construction still accounts for more than a third of Heath's active listings, which gives buyers a substantial set of newer-home options alongside resale inventory.

MARKET BALANCE
Months of inventory fell to 6.4 overall, down from 10.5 a year ago, and to 5.6 for resale homes, down from 8.4. Both remain above the 5.0-month level that typically favors buyers and above the DFW Metroplex at 4.5 months, but the resale market in particular is much closer to balance than it was last fall. With resale sales rising and resale listings falling, this is a genuine tightening rather than a listing pullback.

What Sellers Need to Know

  • Resale supply fell to 5.6 months from 8.4, and resale homes went under contract in 69 days, 21 days faster than a year ago.
  • Resale values held steady, with the median at $875,000, though price per square foot eased 3.9%.
  • Resale homes closed at a median of 93.7% of original list price, so plan for some negotiation at this price point.
  • New construction makes up 56 of the 148 active listings, so know what nearby builders are offering before you set your price.

What Buyers Need to Know

  • Conditions still lean toward buyers, at 6.4 months overall and 5.6 for resale homes, but less so than a year ago.
  • Resale price per square foot is down 3.9% from last September.
  • Resale homes are selling faster than last year, so the best-priced homes may not wait long.
  • With 56 new-construction listings, compare builder incentives against resale homes on the full cost of ownership, including property taxes and HOA dues.

Heath Housing Market Outlook: Fall 2026

Heath heads into the fall with a resale market that has tightened considerably from a year ago, while new-construction sales have slowed. If resale closings hold near September's level and resale listings stay below last year's, resale months of supply could move closer to balanced territory through the holidays. Builder inventory, at 56 listings, will likely continue to shape pricing at the newer end of the market. Mortgage rates moved higher through late September and early October, and at Heath's price points higher rates add meaningfully to monthly payments, so if they stay elevated, expect negotiation to remain part of most sales. If rates ease, improving resale momentum suggests well-priced homes would draw buyers quickly.

Heath Housing Market FAQs – September 2026

Is it a good time to sell a home in Heath?

Conditions for resale sellers have improved. Resale closings rose to 20 from 17, resale listings fell 17.9%, and resale homes went under contract in a median of 69 days in September 2026, 21 days faster than a year ago. Price per square foot eased 3.9%, so pricing to current comparable sales still matters.

Is it a good time to buy a home in Heath?

Buyers still have some leverage, with 6.4 months of inventory overall and 5.6 for resale homes, but less than a year ago. New construction makes up 56 of the 148 active listings, which adds options and builder incentives to compare.

How long are homes taking to sell in Heath?

Resale homes took a median of 69 days to go under contract in September 2026 and 99 days from listing to closing. Across all homes, including new construction, the total was 130 days.

Are home prices rising or falling in Heath?

Roughly flat to slightly lower. The resale median was $875,000, down 1.1%, and resale price per square foot fell 3.9%. The 7.9% rise in the all-homes median mostly reflects fewer lower-priced new-construction sales in the mix.

How competitive is the Heath housing market?

More competitive than a year ago. Resale months of inventory fell to 5.6 from 8.4, and resale sales rose while listings fell. Conditions still lean slightly toward buyers, especially with new construction in the mix.

In our latest blog post, we break down why both cities are holding up better than much of the broader DFW market — including:

• tight inventory
• lower year-over-year competition

The biggest takeaway: low inventory helps, but strategy still matters. A strong market won’t fix an overpriced listing, and citywide numbers don’t tell you what your specific home will do.

This week’s question:

“What actually happens between accepted offer and closing?” 🤔⏰

Four processes run at the same time, and they overlap rather than proceeding in a neat sequence.

The option period, where the buyer inspects and decides.

Financing, where the lender orders an appraisal and moves the file through underwriting.

Title, where the title company researches the property’s history and clears anything standing in the way of a clean transfer.

And a survey, if one is required.

Almost all of the stress in this stretch comes from a mismatch in expectations — a seller waiting for an update that isn’t due yet, and reading the silence as a problem.

It usually isn’t. Most of contract-to-close is work happening in offices you’ll never see, on timelines written into the contract you signed.

What you should expect from your agent is a timeline with a due date on every item, and someone actively checking it. On our team that means calling the lender and the title company at least once a week, so a date that slips surfaces while there is still room to fix it.

If you've been shopping for a new construction home around DFW lately, you've probably noticed builders offering some pretty attractive incentives.

💰 Lower mortgage rates
🏷️ Price reductions
🔑 Closing cost assistance
✨ Free upgrades

Sounds like a great deal, right?

Maybe. But the biggest incentive isn't always the BEST incentive!

Here's something worth knowing: According to a national builder survey reported in October 2026, 65% of builders are offering sales incentives, and 43% have reduced prices.

Builders are competing for buyers, and that can create some real opportunities!

But before you sign anything, there are a few questions you need answered:

✅ Is that low interest rate temporary or permanent?

✅ Do you have to use the builder's preferred lender?

✅ Would a price reduction save you more money in the long run?

✅ What happens to your incentives if construction delays your closing?

✅ Are those "free" upgrades things you actually want?

Here's my advice after 28+ years in real estate: Don't just look at what the builder is offering. Look at what it's actually worth to YOU.

A lower payment today doesn't always mean a better financial decision tomorrow.

In my latest blog, “DFW's New Construction Market: Builder Incentives Explained,” I'm breaking down the different incentives, the fine print buyers need to understand, and how to compare offers before committing.

When you're getting ready to sell your home, there's one decision that can make or break your listing before the first buyer ever walks through the door.

Your asking price.

📊 In September 2026, 27.5% of DFW listings had experienced a price reduction. That's more than 1 in 4 homes!

And here's something I've learned after 28+ years in real estate: The price you WANT for your home and the price buyers are willing to PAY aren't always the same.

So how do we determine the right number?

🔑 CLOSED SALES: What have buyers actually paid for comparable homes?

🏘️ ACTIVE LISTINGS: What other homes are competing for the same buyers?

📋 PENDING SALES: What properties are buyers choosing right now?

📈 BUYER RESPONSE: Once we launch, are buyers viewing, touring, and making offers? Or is the market telling us something needs to change?

And here's why LOCAL expertise matters. A pricing strategy that works in Rockwall might not work in Rowlett, Wylie, or Heath. Waterfront properties along Lake Ray Hubbard and Lake Lavon require an entirely different level of analysis.

Beautiful photos and great marketing can get buyers' attention. But they can't make an overpriced home a good value.

In my latest blog, I'm sharing exactly how I approach pricing a home, why those first two weeks on the market matter, and how I use real buyer activity to evaluate our strategy.

cindydunnican Happy Talk About It Tuesday! This week’s question: “What actually happens between accepted offer and closing?” 🤔⏰ Four processes run at the same time, and they overlap rather than proceeding in a neat sequence. On our team that means calling the lender and the title company at least once a week, so a date that slips surfaces while there is still room to fix it. cindydunnican 🏡 That Low Mortgage Rate the Builder Is Advertising? There's More to the Story! 👀 If you've been shopping for a new construction home around DFW lately, you've probably noticed builders offering some pretty attractive incentives. 💰 Lower mortgage rates 🏷️ Price reductions 🔑 Closing cost assistance ✨ Free upgrades Sounds like a great deal, right? Maybe. But the biggest incentive isn't always the BEST incentive! Here's something worth knowing: According to a national builder survey reported in October 2026, 65% of builders are offering sales incentives, and 43% have reduced prices. Builders are competing for buyers, and that can create some real opportunities! But before you sign anything, there are a few questions you need answered: ✅ Is that low interest rate temporary or permanent? 📖 Read the full article at the link in our bio. 📍 Buying new construction in Rockwall, Fate, Royse City, Forney, Wylie, or Lavon? Let's compare the numbers before you visit the builder! 💬 YOUR TURN: Would you rather have a lower mortgage rate, money toward closing costs, or a straight price reduction? 👇 #DFWRealEstate #NewConstructionHomes #BuilderIncentives #RockwallRealEstate #TheDunnicanTeam

cindydunnican 🏡 The Wrong List Price Could Cost You More Than You Think! 💰 When you're getting ready to sell your home, there's one decision that can make or break your listing before the first buyer ever walks through the door. 📖 Read “Launching Your Home With Cindy Dunnican's Pricing Strategy” at the link in my bio! 💬 HOMEOWNERS: If you were selling tomorrow, would you price your home based on what you hope to get—or what the market data supports? 📲 Thinking about selling? Let's talk about what your home could realistically bring in today's market.
