YRC Builders describes the finished project at roughly 8,500 sq ft — about 5,500 sq ft of enclosed space with nearly 3,000 sq ft of outdoor activation, which is more usable footprint than most of the restaurants residents have been driving to Rockwall for.
The grand opening drew a fuller civic turnout than a bar opening usually gets — the Royse City Tri-County Chamber of Commerce, Mayor Janet Nichol, other city officials, and Texas State Senator Bob Hall were all on hand. That’s not a review, but it does tell you the town is treating Main Street as a project, not a coincidence.

Fall Fridays at Cookston Court
Cookston Court is the small outdoor space between Joe’s Meat Market and Domino’s Pizza in downtown Royse City. From April through October, minus a heat break, it functions as the city’s Friday night stage.

The other change sits about a mile south of Cookston Court, along the I-30 frontage.
Chick-fil-A opened its first Royse City location July 2, 2026, at 380 W. Interstate 30 — a 5,090-square-foot facility with a dual-lane drive-thru designed for the high-growth I-30 corridor.
For residents, the news isn’t the chicken sandwich — it’s that the I-30 corridor is now dense enough to warrant a Chick-fil-A build, which national franchisees only greenlight after specific traffic and rooftop thresholds are met. If the frontage road has felt different lately, this is why.

Chili’s addition alone brought more than 80 new jobs to the corridor, and the co-branded SweetFrog/Rocky Mountain Chocolate Factory has already opened its doors on Main Street.
The bigger story on that side of town: H-E-B has confirmed it’s coming to Royse City, at the intersection of I-30 and FM 2642. Still genuinely under construction: Waffle House (370 W Interstate 30) and a Pizza Ranch buffet-and-arcade concept (626 West I-30) both carry an estimated October 2026 completion per state filings, and a QuikTrip truck stop at I-30 and FM 2642 — across from Buc-ee’s — remains on track for March 2027.
What This Adds Up To
In 2022, downtown Royse City was primarily a daytime civic space, with restaurant activity concentrated at Alejandro’s, Charlie’s Old Fashioned Kitchen, and the older Main Street tenants — a pattern I’ve watched play out from inside this market since long before the incubator program had a name. In 2026, that same three-block stretch has an 8,500-square-foot sports bar with live music, a Friday night concert series that runs nine weeks into Halloween, a co-branded dessert shop under construction, and a farmers market a block away every other Saturday.
Meanwhile the I-30 frontage has gone from a Buc-ee’s exit to a corridor with an active Chick-fil-A, an active Lowe’s, an open Chili’s, Mavis Tires & Brakes, and a confirmed H-E-B, with Waffle House and Pizza Ranch both under construction. Main Street and I-30 weren’t really talking to each other five years ago. They are now, and the town in between is where residents are actually spending their weekends.
