Heath, TX Housing Market Update – September 2026
Heath Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Heath, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.

Market Commentary
PRICES
The Heath median sale price was $860,000 in September 2026, up 7.9% from September 2025. On resale homes alone, the median was $875,000, down 1.1%, and price per square foot fell 3.9% to $232.63. Across all homes, price per square foot fell 3.2% to $227.50. The higher all-homes median points to fewer lower-priced new-construction sales in the mix, not rising values, and on a per-square-foot basis prices eased slightly. On resale homes, the $750,000–$999,999 range was the most active, at 36.8% of sales, and $1 million and above made up 28.0% of all closings. Homes closed at a median of 93.2% of original list price overall and 93.7% for resale homes, close to the DFW Metroplex at 93.8%. For context, the DFW median was $379,990 and the Texas median was $329,900.
SALES ACTIVITY
A total of 26 homes closed in Heath in September, down 7.1% from 28 in September 2025. The two segments moved in opposite directions. Resale closings rose 17.7%, to 20 from 17, while new-construction closings fell to six from 11. Resale homes also sold faster, taking a median of 69 days to go under contract, 21 days less than a year ago, and 99 days from listing to closing. Across all homes, total time was 130 days, compared with 95 days across the DFW Metroplex.
INVENTORY
Active listings totaled 148, down 16.9% from a year ago. Resale listings fell 17.9% to 92, and new-construction listings fell to 56 from 66. New construction still accounts for more than a third of Heath's active listings, which gives buyers a substantial set of newer-home options alongside resale inventory.
MARKET BALANCE
Months of inventory fell to 6.4 overall, down from 10.5 a year ago, and to 5.6 for resale homes, down from 8.4. Both remain above the 5.0-month level that typically favors buyers and above the DFW Metroplex at 4.5 months, but the resale market in particular is much closer to balance than it was last fall. With resale sales rising and resale listings falling, this is a genuine tightening rather than a listing pullback.
What Sellers Need to Know
- Resale supply fell to 5.6 months from 8.4, and resale homes went under contract in 69 days, 21 days faster than a year ago.
- Resale values held steady, with the median at $875,000, though price per square foot eased 3.9%.
- Resale homes closed at a median of 93.7% of original list price, so plan for some negotiation at this price point.
- New construction makes up 56 of the 148 active listings, so know what nearby builders are offering before you set your price.
What Buyers Need to Know
- Conditions still lean toward buyers, at 6.4 months overall and 5.6 for resale homes, but less so than a year ago.
- Resale price per square foot is down 3.9% from last September.
- Resale homes are selling faster than last year, so the best-priced homes may not wait long.
- With 56 new-construction listings, compare builder incentives against resale homes on the full cost of ownership, including property taxes and HOA dues.
Heath Housing Market Outlook: Fall 2026
Heath heads into the fall with a resale market that has tightened considerably from a year ago, while new-construction sales have slowed. If resale closings hold near September's level and resale listings stay below last year's, resale months of supply could move closer to balanced territory through the holidays. Builder inventory, at 56 listings, will likely continue to shape pricing at the newer end of the market. Mortgage rates moved higher through late September and early October, and at Heath's price points higher rates add meaningfully to monthly payments, so if they stay elevated, expect negotiation to remain part of most sales. If rates ease, improving resale momentum suggests well-priced homes would draw buyers quickly.
