Rowlett, TX Housing Market Update | Reporting Period: July 1–31, 2026

Key Highlights | Rowlett Housing Market Update

  • Median Price: $368,500 (-1.7% year over year)
  • Closed Sales: 66 (-14.3% year over year)
  • Active Listings: 339 (-2.3% year over year)
  • Months of Inventory: 5.5 (up from 5.2 last July)

Rowlett's pricing held close to flat in July even as the pace of sales cooled — a pattern that points to steady values with softer overall demand rather than a market losing ground.

PRICES
Median price was $368,500, down just 1.7% from July 2025 — close enough to flat that it reflects general stability. Price per square foot actually rose slightly, up 0.3% to $179.06, reinforcing that per-unit value has held up even as the overall median dipped a touch.

SALES ACTIVITY
Rowlett closed 66 sales in July, down 14.3% from a year ago. That's a meaningful slowdown in pace, even though pricing itself has stayed largely steady.

INVENTORY
Active listings dipped 2.3% year over year to 339. Months of inventory rose to 5.5, up three-tenths of a month, meaning the slower sales pace is outrunning the modest drop in supply.

MARKET BALANCE
At 5.5 months of supply, Rowlett leans toward buyers. Days on market jumped to 53, up seven days from last July — one of the larger shifts in time-to-contract we're tracking this month. Even so, the close-to-list ratio held firm at 95.0%, among the strongest in our coverage area, showing that well-priced homes are still commanding close to full asking price.

What Sellers Need to Know

  • Pricing has held remarkably steady — median price is down just 1.7% year over year.
  • Homes are taking longer to attract a contract, now averaging 53 days on market.
  • The 95.0% close-to-list ratio shows well-priced listings are still commanding strong offers.
  • The $300K–$399K band is Rowlett's largest segment at 42.2% of closed sales.

What Buyers Need to Know

  • At 5.5 months of supply, you have more time and more room to negotiate than a year ago.
  • Median price has barely moved, so you're not chasing a fast-rising market here.
  • Homes are sitting longer on average, which means less pressure to make a rushed offer.
  • Nearly 85% of closed sales fell between $200K and $499K, if that's your target range.

2026 Rowlett Housing Market Forecast

If sales activity picks back up while inventory stays roughly where it is, expect Rowlett's current buyer-leaning balance to hold steady rather than shift sharply in either direction through the rest of the year. Pricing has proven resilient so far, and that stability is likely to continue barring a significant change in mortgage rates or broader demand. If rates ease later in the year, watch for days on market to shorten again as buyers who've been waiting start moving. Sellers who price to today's slower pace, rather than last year's quicker one, should still see solid results.
