Rowlett, TX Housing Market Update – September 2026
Rowlett Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Rowlett, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.
Quick Read
Rowlett's September numbers point to a listing pullback rather than a tightening market. Active listings fell 20.3% to 279 and closed sales fell 18.3% to 58, so both sides of the market shrank. Months of inventory dropped to 4.4 from 5.8, which moves Rowlett into balanced territory. The median fell 8.3% to $348,500, but price per square foot fell a smaller 2.3%, so much of that decline reflects which homes sold.

Market Commentary
PRICES
The Rowlett median sale price was $348,500 in September 2026, down 8.3% from September 2025. Median price per square foot fell 2.3% to $173.23, a much smaller decline, which means most of the median's drop reflects the size and mix of homes that sold rather than a broad fall in values. The $300,000–$399,999 range dominated, at 51.8% of closed sales, followed by $400,000–$499,999 at 17.9%. Homes closed at a median of 93.3% of original list price, close to the DFW Metroplex at 93.8%. For context, the DFW median was $379,990 and the Texas median was $329,900.
SALES ACTIVITY
A total of 58 homes closed in Rowlett in September, down 18.3% from 71 in September 2025, a softer transaction pace. The homes that sold moved faster, though. The median home took 59 days to go under contract, 13 days faster than a year ago, and 26 days from contract to close. Total time from listing to closing was 85 days, compared with 95 days across the DFW Metroplex.
INVENTORY
Active listings totaled 279, down 20.3% from 350 a year ago. Because closings fell almost as sharply, this is a listing pullback, with fewer homeowners putting homes on the market, rather than buyers absorbing supply faster.
MARKET BALANCE
Months of inventory fell to 4.4 from 5.8 a year ago, moving Rowlett from buyer-leaning to balanced territory, close to the DFW Metroplex at 4.5 months and below Texas at 5.5 months. The lower figure comes mostly from fewer listings, not stronger demand, so sellers shouldn't read it as a return to a seller's market.

What Buyers Need to Know
- At 4.4 months of supply, Rowlett is balanced, with 279 active listings.
- Price per square foot is down 2.3% from a year ago.
- The $300,000–$399,999 range made up more than half of September's sales, at 51.8%.

Rowlett Housing Market Outlook: Fall 2026
Rowlett heads into the fall with fewer homes for sale and fewer closings than a year ago, a combination that has moved the market to balanced without making it more competitive. If listings stay low while sales hold near September's pace, months of supply will likely stay near current levels through the holidays. Mortgage rates moved higher through late September and early October, and if they stay elevated, more homeowners may hold off on listing, keeping inventory tight. If rates ease, buyers returning to a market with limited listings could firm up pricing in the $300,000–$399,999 range, where most sales occur. Sellers who price to current comparable sales are best positioned.
