Parker, TX Housing Market Update – September 2026
Parker Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Parker, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.
Quick Read
Only four homes closed in Parker in September, so the price figures here describe individual sales rather than a trend. Three of the four were priced at $1 million or more. Active listings rose to 24 from 20 a year ago, and months of inventory edged up to 4.7, which is balanced. The homes that sold moved faster than last year, going under contract in a median of 66 days compared with 154.
Key Highlights | Parker Housing Market Update
- Median Price: $1,132,500 (based on four sales)
- Closed Sales: 4 (3 in September 2025)
- Active Listings: 24 (+20.0% YoY)
- Months of Inventory: 4.7 (4.1 in September 2025)
Very limited transaction volume. Only four homes closed here in September. At that level a single sale can move the median by hundreds of thousands of dollars, and percentage changes describe which homes happened to sell rather than the direction of the market. The counts on this page matter more than the percentages.
Market Commentary
PRICES
The Parker median sale price was $1,132,500 in September 2026, with price per square foot at $253.22. With four sales this year and three last year, the published 19.2% increase in the median reflects which homes sold more than a change in values, and price per square foot rose a more modest 2.5%. Three of the four sales were at $1 million and above, and one fell between $750,000 and $999,999. Homes closed at a median of 90.8% of original list price, below the DFW Metroplex at 93.8%, which suggests meaningful negotiation on the homes that sold. For context, the DFW median was $379,990.
SALES ACTIVITY
A total of four homes closed in Parker in September, up from three in September 2025. The median home took 66 days to go under contract, 88 days faster than a year ago, and 25 days from contract to close. Total time from listing to closing was 91 days, compared with 185 days a year ago and 95 days across the DFW Metroplex. With four sales, a single quick closing can move these medians substantially.
INVENTORY
Active listings rose 20.0% to 24 from 20 a year ago. Buyers have a few more homes to choose from than they did last fall, and sellers face slightly more competition.
MARKET BALANCE
Months of inventory rose to 4.7 from 4.1 a year ago, which keeps Parker in balanced territory between the 4.0 months that typically favors sellers and the 5.0 months that typically favors buyers. That's slightly above the DFW Metroplex at 4.5 months and below Texas at 5.5 months. The 90.8% list-price ratio suggests buyers have negotiating room even in a balanced market.
What Sellers Need to Know
- Supply is balanced at 4.7 months, with 24 active listings, up from 20 a year ago.
- Homes closed at a median of 90.8% of original list price, so pricing to current comparable sales from the first day matters.
- The homes that sold went under contract in a median of 66 days, much faster than last year.
- With four sales, the median says little about your home. Base your price on specific comparable sales.
What Buyers Need to Know
- At 4.7 months of supply, Parker is balanced, with 24 homes to choose from.
- Homes closed at a median of 90.8% of original list price, which points to real negotiating room.
- Three of the four September sales were at $1 million and above.
- With so few sales, ask for comparable sales specific to the homes you're considering rather than relying on the median.
Parker Housing Market Outlook: Fall 2026
Parker heads into the fall with slightly more listings than a year ago and balanced supply. If listings stay near 24 and closings continue at a few per month, months of supply will likely stay close to balanced through the holidays. Mortgage rates moved higher through late September and early October, and at Parker's price points higher rates add meaningfully to monthly payments, so if they stay elevated, expect negotiation to remain significant. If rates ease, September's faster sale times suggest buyers are ready to act on well-priced homes. With only a handful of sales each month, the trend across several months will tell you more than any single report.
