In Waterview, one of Rowlett's most amenity-rich neighborhoods, active listings rose 25.8% year over year to 39 in July 2026, while closed sales climbed 22.2% to 11. Months of inventory rose to 8.2, and homes closed at a strong 95.1% of original list price after averaging just 38 days on market. Waterview, one of Rowlett's most amenity-rich communities — golf course lots on Waterview Golf Course, catch-and-release fishing lakes, 14 parks and playgrounds, tennis courts, and a private waterpark — saw both inventory and sales activity rise this July.

ACTIVE LISTINGS & INVENTORY
Active listings climbed 25.8% year over year to 39. Months of inventory rose to 8.2, up from 5.8 last July, putting Waterview well into buyer-leaning territory relative to its own historical pace.

SALES ACTIVITY
Waterview closed 11 sales in July, up 22.2% from a year ago — inventory and sales both grew, suggesting more homes are coming to market and finding buyers, rather than simply piling up unsold.

PRICE DISTRIBUTION
Closed sales this month clustered in the $300K–$749K range: 45.5% between $300K–$399K, 18.2% between $400K–$499K, and 36.4% between $500K–$749K. No closings fell below $300K or above $749K this month.

MARKETING TIME & NEGOTIATION
Homes averaged 38 days on market, down 18 days from last July, and 25 days from contract to close, down 6 days. The close-to-list ratio held at a strong 95.1%, suggesting well-priced homes are still commanding close to asking price despite the larger inventory pool.
