Josephine, TX Housing Market Update – September 2026
Josephine Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Josephine, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.
Quick Read
Only four homes closed in Josephine in September, three of them resale, so the price figures on this page describe individual sales rather than a trend. The clearer signal is supply. Resale listings rose to 29 from 17 a year ago, and months of inventory reached 10.5 overall and 11.2 for resale homes, both deep in buyer-leaning territory. Homes are also taking longer to sell, with a median of 126 days to go under contract.
Key Highlights | Josephine Housing Market Update
- Median Price: $244,150 (four sales); resale only: $188,300 (three sales)
- Closed Sales: 4 (6 in September 2025); resale only: 3 (5 in September 2025)
- Active Listings: 42 (+20.0% YoY); resale only: 29 (17 in September 2025)
- Months of Inventory: 10.5 (7.1 in September 2025); resale only: 11.2 (5.1 in September 2025)
Very limited transaction volume. Only four homes closed here in September. At that level a single sale can move the median by tens of thousands of dollars, and percentage changes describe which homes happened to sell rather than the direction of the market. The counts on this page matter more than the percentages.
Market Commentary
PRICES
The Josephine median sale price was $244,150 in September 2026, and the resale median was $188,300. September's four sales split evenly, two between $100,000 and $199,999 and two between $300,000 and $399,999, so the overall median falls between the two groups. The published year-over-year changes, a 9.1% decline overall and 36.2% for resale homes, aren't a reliable read on values at this volume, and the same is true of price per square foot. Homes closed at a median of 94.2% of original list price, close to the DFW Metroplex at 93.8%. For context, the DFW median was $379,990 and the Texas median was $329,900.
SALES ACTIVITY
A total of four homes closed in Josephine in September, down from six a year ago. Three were resale homes, down from five, and one was new construction, the same as last year. The median home took 126 days to go under contract, 83 days longer than a year ago, and 24 days from contract to close. Total time from listing to closing was 150 days, compared with 95 days across the DFW Metroplex. Resale homes took 135 days in total.
INVENTORY
Active listings rose to 42 from 35 a year ago. The increase came entirely from resale homes, which rose to 29 from 17, while new-construction listings fell to 13 from 18. Resale sellers face noticeably more competition than they did last fall.
MARKET BALANCE
Months of inventory reached 10.5 overall, up from 7.1, and 11.2 for resale homes, up from 5.1. Both are far above the 5.0-month level that typically favors buyers, and well above the DFW Metroplex at 4.5 months and Texas at 5.5 months. Even allowing for the small number of sales, more resale listings and longer sale times point clearly toward buyers.
What Sellers Need to Know
- Resale listings rose to 29 from 17, and resale supply is at 11.2 months, so expect a long market time.
- The median home took 126 days to go under contract, so plan your timeline accordingly.
- Homes that sold closed at a median of 94.2% of original list price, so buyers are paying close to list for homes priced right.
- With only four sales, base your price on specific comparable homes rather than the median.
What Buyers Need to Know
- At 10.5 months of supply, Josephine leans strongly toward buyers.
- With homes taking a median of 126 days to go under contract, you'll usually have time to compare options and negotiate.
- Resale listings are up sharply from last fall, which gives you more choice.
- With so few sales, ask for comparable sales specific to the homes you're considering rather than relying on the median.
Josephine Housing Market Outlook: Fall 2026
Josephine heads into the fall with resale listings well above last year and very few sales. If closings stay near September's level, months of supply will likely remain far into buyer-leaning territory through the holidays, and sale times are likely to stay long. Mortgage rates moved higher through late September and early October, and if they stay elevated, expect negotiation to be part of most transactions. If rates ease, the larger resale supply means buyers would still have plenty of choice. With only a handful of sales each month, the trend across several months will tell you more than any single report.

Josephine Housing Market FAQs – September 2026
Is it a good time to sell a home in Josephine?
Plan for a long market time. Resale listings rose to 29 from 17, resale supply is at 11.2 months, and the median home took 126 days to go under contract in September 2026. Homes that sold closed at a median of 94.2% of original list price, so pricing right from the start matters.
Is it a good time to buy a home in Josephine?
Buyers have strong leverage. Months of inventory reached 10.5 overall, far above the level that typically favors buyers, and resale listings are up sharply from last fall.
How long are homes taking to sell in Josephine?
The median home took 126 days to go under contract in September 2026 and 150 days from listing to closing, compared with 95 days across the DFW Metroplex. Four sales is a very small sample, though.
Are home prices falling in Josephine?
There aren't enough sales to say. September's four sales split between $100,000 and $199,999 and between $300,000 and $399,999, so the median reflects which homes sold. Comparable sales for a specific home are a better guide than the monthly median.
Why did resale inventory rise so much in Josephine?
Resale listings rose to 29 from 17 a year ago, while new-construction listings fell to 13 from 18. More homeowners are listing, and with few sales, those listings are staying on the market longer.
