royse city, texas real estate market update

This is The Dunnican Team's monthly housing market update for Royse City, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move.

We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.

Quick Read

Royse City's September numbers are led by new construction. Ten of the 17 homes that closed were new, up from seven a year ago, and builders account for 72 of the city's 157 active listings. Overall supply held at 7.0 months, well into buyer-leaning territory. The resale market is small but moved slightly toward balance, with resale listings down 8.6% to 85 and resale months of inventory down to 6.2 from 7.1.

Market Commentary

PRICES
The Royse City median sale price was $303,000 in September 2026, up 1.9% from September 2025, while median price per square foot fell 5.0% to $149.96. A slightly higher median alongside a lower price per square foot means larger homes sold for less per square foot, which can reflect builder price adjustments on standing inventory. The resale median was $276,500 on seven sales, and the published resale changes, including a 24.0% drop in price per square foot, rest on too few sales to read as a trend. Sales overall split evenly between $200,000–$299,999 and $300,000–$399,999, at 46.7% each. Homes closed at a median of 91.8% of original list price overall and 91.5% for resale homes, below the DFW Metroplex at 93.8%. For context, the DFW median was $379,990 and the Texas median was $329,900.

SALES ACTIVITY
A total of 17 homes closed in Royse City in September, up from 16 in September 2025. New-construction closings rose to 10 from seven, while resale closings fell to seven from nine. Across all homes, the median home took 86 days to go under contract and 118 days from listing to closing, compared with 95 days across the DFW Metroplex. Resale homes took 71 days to go under contract, 14 days faster than a year ago, and 101 days in total.

INVENTORY
Active listings totaled 157, essentially unchanged from 156 a year ago. Builders account for 72 of those listings, up from 63, while resale listings fell 8.6% to 85. Buyers have a wide choice of homes, and nearly half of it is new construction.

MARKET BALANCE
Months of inventory held at 7.0 overall, compared with 6.9 a year ago, and fell to 6.2 for resale homes, from 7.1. Both remain well above the 5.0-month level that typically favors buyers and above the DFW Metroplex at 4.5 months and Texas at 5.5 months. Resale conditions improved slightly for sellers, while growing builder inventory kept the overall market firmly buyer-leaning.

For countywide context, see our Rockwall County housing market update.

What Sellers Need to Know

  • Resale supply eased to 6.2 months from 7.1, and resale listings fell 8.6%, but conditions still favor buyers.
  • Builders have 72 homes listed, up from 63, so resale homes compete directly with new construction and builder incentives.
  • Resale homes closed at a median of 91.5% of original list price, so plan for meaningful negotiation.
  • With only seven resale sales, base your price on specific comparable homes rather than the median.

What Buyers Need to Know

  • At 7.0 months of supply, Royse City leans clearly toward buyers.
  • Homes closed at a median of 91.8% of original list price, which points to real negotiating room.
  • Price per square foot is down 5.0% from a year ago across all homes.
  • With 72 new-construction listings, compare builder incentives against resale homes on the full cost of ownership, including property taxes, HOA dues, and any MUD or PID assessments where they apply.

Royse City Housing Market Outlook: Fall 2026

Royse City heads into the fall with builder inventory growing, steady overall supply, and a resale market that has tightened slightly. If listings stay near 157 while closings hold around September's pace, overall months of supply will likely remain near 7.0 through the holidays. With 72 new-construction listings, builder pricing and incentives will likely shape the market more than resale activity does. Mortgage rates moved higher through late September and early October, and if they stay elevated, expect builder incentives and negotiation to remain significant. If rates ease, the $200,000–$399,999 range, where nearly all of September's sales occurred, is where renewed demand would show up first.

Royse City Housing Market FAQs – September 2026

Is it a good time to sell a home in Royse City?

Resale conditions improved slightly, with resale months of inventory down to 6.2 from 7.1, but buyers still have the edge. Builders have 72 homes listed, and resale homes closed at a median of 91.5% of original list price in September 2026, so pricing to current comparable sales from the start matters.

Is it a good time to buy a home in Royse City?

Buyers have strong leverage. Overall supply is at 7.0 months, price per square foot is down 5.0%, and builders are a large share of the market, so incentives are worth comparing.

How long are homes taking to sell in Royse City?

Resale homes took a median of 71 days to go under contract in September 2026 and 101 days from listing to closing. Across all homes, including new construction, the total was 118 days.

Are home prices rising or falling in Royse City?

Roughly flat to softer. The median rose 1.9% to $303,000, but price per square foot fell 5.0% to $149.96. The resale median was $276,500 on seven sales, too few for a reliable comparison.

How much new construction is in Royse City?

A lot. Builders accounted for 10 of September's 17 closings and 72 of the city's 157 active listings, up from 63 a year earlier.

The market is still giving sellers some real advantages. 🏡

In our latest blog post, we break down why both cities are holding up better than much of the broader DFW market — including:

• tight inventory
• lower year-over-year competition
• stronger buyer absorption
• how Rowlett and Garland differ
• why price, condition, and location still matter even in a seller-favorable market

The biggest takeaway: low inventory helps, but strategy still matters. A strong market won’t fix an overpriced listing, and citywide numbers don’t tell you what your specific home will do.

This week’s question:

“What actually happens between accepted offer and closing?” 🤔⏰

Four processes run at the same time, and they overlap rather than proceeding in a neat sequence.

The option period, where the buyer inspects and decides.

Financing, where the lender orders an appraisal and moves the file through underwriting.

Title, where the title company researches the property’s history and clears anything standing in the way of a clean transfer.

And a survey, if one is required.

Almost all of the stress in this stretch comes from a mismatch in expectations — a seller waiting for an update that isn’t due yet, and reading the silence as a problem.

It usually isn’t. Most of contract-to-close is work happening in offices you’ll never see, on timelines written into the contract you signed.

What you should expect from your agent is a timeline with a due date on every item, and someone actively checking it. On our team that means calling the lender and the title company at least once a week, so a date that slips surfaces while there is still room to fix it.

If you've been shopping for a new construction home around DFW lately, you've probably noticed builders offering some pretty attractive incentives.

💰 Lower mortgage rates
🏷️ Price reductions
🔑 Closing cost assistance
✨ Free upgrades

Sounds like a great deal, right?

Maybe. But the biggest incentive isn't always the BEST incentive!

Here's something worth knowing: According to a national builder survey reported in October 2026, 65% of builders are offering sales incentives, and 43% have reduced prices.

Builders are competing for buyers, and that can create some real opportunities!

But before you sign anything, there are a few questions you need answered:

✅ Is that low interest rate temporary or permanent?

✅ Do you have to use the builder's preferred lender?

✅ Would a price reduction save you more money in the long run?

✅ What happens to your incentives if construction delays your closing?

✅ Are those "free" upgrades things you actually want?

Here's my advice after 28+ years in real estate: Don't just look at what the builder is offering. Look at what it's actually worth to YOU.

A lower payment today doesn't always mean a better financial decision tomorrow.

In my latest blog, “DFW's New Construction Market: Builder Incentives Explained,” I'm breaking down the different incentives, the fine print buyers need to understand, and how to compare offers before committing.

When you're getting ready to sell your home, there's one decision that can make or break your listing before the first buyer ever walks through the door.

Your asking price.

📊 In September 2026, 27.5% of DFW listings had experienced a price reduction. That's more than 1 in 4 homes!

And here's something I've learned after 28+ years in real estate: The price you WANT for your home and the price buyers are willing to PAY aren't always the same.

So how do we determine the right number?

🔑 CLOSED SALES: What have buyers actually paid for comparable homes?

🏘️ ACTIVE LISTINGS: What other homes are competing for the same buyers?

📋 PENDING SALES: What properties are buyers choosing right now?

📈 BUYER RESPONSE: Once we launch, are buyers viewing, touring, and making offers? Or is the market telling us something needs to change?

And here's why LOCAL expertise matters. A pricing strategy that works in Rockwall might not work in Rowlett, Wylie, or Heath. Waterfront properties along Lake Ray Hubbard and Lake Lavon require an entirely different level of analysis.

Beautiful photos and great marketing can get buyers' attention. But they can't make an overpriced home a good value.

In my latest blog, I'm sharing exactly how I approach pricing a home, why those first two weeks on the market matter, and how I use real buyer activity to evaluate our strategy.

cindydunnican Happy Talk About It Tuesday! This week’s question: “What actually happens between accepted offer and closing?” 🤔⏰ Four processes run at the same time, and they overlap rather than proceeding in a neat sequence. On our team that means calling the lender and the title company at least once a week, so a date that slips surfaces while there is still room to fix it. cindydunnican 🏡 That Low Mortgage Rate the Builder Is Advertising? There's More to the Story! 👀 If you've been shopping for a new construction home around DFW lately, you've probably noticed builders offering some pretty attractive incentives. 💰 Lower mortgage rates 🏷️ Price reductions 🔑 Closing cost assistance ✨ Free upgrades Sounds like a great deal, right? Maybe. But the biggest incentive isn't always the BEST incentive! Here's something worth knowing: According to a national builder survey reported in October 2026, 65% of builders are offering sales incentives, and 43% have reduced prices. Builders are competing for buyers, and that can create some real opportunities! But before you sign anything, there are a few questions you need answered: ✅ Is that low interest rate temporary or permanent? 📖 Read the full article at the link in our bio. 📍 Buying new construction in Rockwall, Fate, Royse City, Forney, Wylie, or Lavon? Let's compare the numbers before you visit the builder! 💬 YOUR TURN: Would you rather have a lower mortgage rate, money toward closing costs, or a straight price reduction? 👇 #DFWRealEstate #NewConstructionHomes #BuilderIncentives #RockwallRealEstate #TheDunnicanTeam

cindydunnican 🏡 The Wrong List Price Could Cost You More Than You Think! 💰 When you're getting ready to sell your home, there's one decision that can make or break your listing before the first buyer ever walks through the door. 📖 Read “Launching Your Home With Cindy Dunnican's Pricing Strategy” at the link in my bio! 💬 HOMEOWNERS: If you were selling tomorrow, would you price your home based on what you hope to get—or what the market data supports? 📲 Thinking about selling? Let's talk about what your home could realistically bring in today's market.
