Caddo Mills, TX Housing Market Update – September 2026
Caddo Mills Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Caddo Mills, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.
Quick Read
Only six homes closed in Caddo Mills in September, and the biggest change from last year came from new construction. Four of those six were resale homes, down from eight a year ago, while new-construction closings fell from six to two. That slowdown in builder sales is the main reason months of inventory jumped to 7.4 from 2.0. On resale homes alone, months of inventory rose to 6.9 from 4.3, still buyer-leaning, driven mainly by a 50% rise in resale listings.

- Closed Sales: 6 (14 in September 2025); resale only: 4 (8 in September 2025)

Very limited transaction volume. Only six homes closed here in September. At that level a single sale can move the median by tens of thousands of dollars, and percentage changes describe which homes happened to sell rather than the direction of the market. The counts on this page matter more than the percentages.
Market Commentary
PRICES
The Caddo Mills median sale price was $252,950 in September 2026, down 7.0% from September 2025, while median price per square foot rose 5.0% to $144.67. On resale homes alone, the median was $256,200, up 12.6%, and price per square foot rose 19.1% to $164.21. With only four resale sales, those figures describe the specific homes that sold more than a trend. Resale homes closed at a median of 97.5% of original list price, compared with 93.2% for all homes, which suggests the larger discounts were on new construction. Four of the six sales overall fell between $200,000 and $299,999. For context, the DFW median was $379,990 and the Texas median was $329,900.
SALES ACTIVITY
A total of six homes closed in Caddo Mills in September, down from 14 in September 2025. Resale closings fell from eight to four, and new-construction closings fell from six to two. Resale homes took a median of 38 days to go under contract, 39 days faster than a year ago, and 41 days from contract to close, for 79 days in total. Across all homes, total time from listing to closing was 77 days, compared with 95 days across the DFW Metroplex.
INVENTORY
Active listings rose to 36 from 25 a year ago. Resale listings accounted for most of that increase, rising to 24 from 16, while new-construction listings rose to 12 from nine. Resale sellers face noticeably more competition than they did last fall.
MARKET BALANCE
Months of inventory reached 7.4 for all homes, up from 2.0 a year ago. Last year's low figure reflected a strong run of new-construction sales, and that pace has slowed sharply, which accounts for most of the change. The resale market moved toward buyers as well, from balanced at 4.3 months to buyer-leaning at 6.9, mainly because resale listings rose 50%. Both figures are above the DFW Metroplex at 4.5 months and Texas at 5.5 months.
What Sellers Need to Know
- Resale listings rose to 24 from 16, so you're competing with more homes than last fall, plus 12 new-construction listings.
- The four resale homes that sold went under contract in a median of 38 days and closed at 97.5% of original list price, so well-priced resale homes are still selling.
- With builder sales down sharply, nearby new homes may come with incentives. Know what they're offering before you set your price.
- With only four resale sales, base your price on specific comparable homes rather than the headline median.
What Buyers Need to Know
- At 7.4 months of supply overall and 6.9 for resale homes, Caddo Mills leans clearly toward buyers.
- With builder sales down, ask about incentives on new-construction inventory and compare them against resale homes on the full cost of ownership, including property taxes and HOA dues.
- The resale homes that sold closed near list price, at a median of 97.5% of original list, so negotiating room depends heavily on the individual home.
- Four of the six September sales fell between $200,000 and $299,999.
Caddo Mills Housing Market Outlook: Fall 2026
Caddo Mills heads into the fall with builder sales well below last year's pace and more resale homes on the market. If new-construction sales stay slow, builders with standing inventory may lean on incentives, which would put pressure on resale pricing for comparable homes. On the resale side, listings are up 50%, and if closings stay near September's level, months of supply will likely remain in buyer-leaning territory through the holidays. Mortgage rates moved higher through late September and early October, and if they stay elevated, expect negotiation to remain part of most sales. Because each month rests on a handful of transactions, the trend across several months will tell you more than any single report.

Caddo Mills Housing Market FAQs – September 2026
Is it a good time to sell a home in Caddo Mills?
You'll face more competition than a year ago. Resale listings rose to 24 from 16, and there are 12 new-construction listings as well. The four resale homes that sold in September 2026 went under contract in a median of 38 days at 97.5% of original list price, so well-priced homes are still moving.
Is it a good time to buy a home in Caddo Mills?
Buyers have more leverage than they did last fall. Months of inventory reached 7.4 overall and 6.9 for resale homes, both in buyer-leaning territory. With builder sales down, it's worth comparing new-construction incentives against resale options.
Why did months of inventory jump so much in Caddo Mills?
Mostly because new-construction sales slowed. Last September's 2.0 months reflected a strong run of builder sales, and new-construction closings fell from six to two this September. Resale inventory also rose, from 4.3 months to 6.9, because resale listings increased 50%.
Are home prices rising or falling in Caddo Mills?
It depends on which homes you look at, and the sample is very small. The overall median fell 7.0% to $252,950, while the resale median rose 12.6% to $256,200 on four sales. Price per square foot rose for both, so there's no sign of a broad drop in values.
How long are homes taking to sell in Caddo Mills?
Resale homes that closed in September 2026 took a median of 38 days to go under contract and 79 days in total from listing to closing. Across all homes, the total was 77 days, compared with 166 days a year ago.
