Lavon, TX Housing Market Update – September 2026
Lavon Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Lavon, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.
Quick Read
Lavon's September numbers look very different depending on whether you include new construction. Across all homes, 11 sales and 3.9 months of inventory would suggest a market leaning toward sellers. Resale homes tell a different story, with nine resale sales, up from four a year ago, 27 resale listings, and 5.6 months of inventory, which leans toward buyers. New-construction closings fell to two from 14, which accounts for the drop in total sales.
Key Highlights | Lavon Housing Market Update
- Median Price: $319,950 (−0.5% YoY); resale only: $302,500 (nine sales)
- Closed Sales: 11 (18 in September 2025); resale only: 9 (4 in September 2025)
- Active Listings: 43 (+7.5% YoY); resale only: 27 (+12.5% YoY)
- Months of Inventory: 3.9 (2.4 in September 2025); resale only: 5.6 (5.3 in September 2025)

Market Commentary
PRICES
The Lavon median sale price was $319,950 in September 2026, essentially flat compared with September 2025, and median price per square foot rose 3.6% to $171.55. The resale median was $302,500 on nine sales, with resale price per square foot at $163.03. Last September had only four resale closings, so the published resale changes, including an 11.8% decline in price per square foot, aren't a reliable read on values. Sales fell mostly between $200,000 and $399,999, which accounted for 80.0% of all closings. Homes closed at a median of 94.5% of original list price overall and 95.5% for resale homes, both stronger than the DFW Metroplex at 93.8%. For context, the DFW median was $379,990 and the Texas median was $329,900.
SALES ACTIVITY
A total of 11 homes closed in Lavon in September, down from 18 in September 2025. The decline came entirely from new construction, where closings fell to two from 14. Resale closings rose to nine from four. Resale homes took a median of 64 days to go under contract, 12 days faster than a year ago, and 96 days from listing to closing, unchanged. Across all homes, total time was 119 days, compared with 95 days across the DFW Metroplex.
INVENTORY
Active listings totaled 43, up 7.5% from 40 a year ago. Resale listings rose to 27 from 24, while new-construction listings held at 16. Supply is modestly higher, mostly on the resale side.
MARKET BALANCE
Months of inventory was 3.9 for all homes, up from 2.4 a year ago, and 5.6 for resale homes, up from 5.3. The all-homes figure sits just under the 4.0-month level that typically favors sellers because it still reflects a strong year of builder sales. For homeowners selling an existing home, the resale figure is the better guide, and at 5.6 months it leans toward buyers, above the DFW Metroplex at 4.5 months. If builder sales stay at September's pace, the all-homes figure will likely move up toward the resale level.
What Sellers Need to Know
- For resale homes, supply is at 5.6 months, which leans toward buyers even though the all-homes figure is lower.
- Resale homes closed at a median of 95.5% of original list price and went under contract in 64 days, so well-priced homes are selling.
- Resale closings rose to nine from four, a sign buyers are active in the resale market.
- With only nine resale sales, base your price on specific comparable homes rather than the median.
What Buyers Need to Know
- At 5.6 months of resale supply, you have room to compare options.
- Resale homes closed at a median of 95.5% of original list price, so expect less negotiating room than the DFW average on well-priced homes.
- Most sales fell between $200,000 and $399,999.
- With builder sales slowing, ask about incentives on the 16 new-construction listings and compare them against resale homes on the full cost of ownership, including property taxes and HOA dues.
Lavon Housing Market Outlook: Fall 2026
Lavon heads into the fall with builder sales well below last year and resale activity picking up. If new-construction closings stay near September's level, the all-homes months of supply will likely rise toward the resale figure over the coming months, and builders may lean on incentives to move the 16 homes they have listed. On the resale side, listings are up modestly and sales have improved, which points to a market that is roughly steady for well-priced homes. Mortgage rates moved higher through late September and early October, and if they stay elevated, expect negotiation to remain part of most transactions. With only a handful of sales each month, the trend across several months will tell you more than any single report.

Lavon Housing Market FAQs – September 2026
Is it a good time to sell a home in Lavon?
Well-priced resale homes are selling. Resale closings rose to nine from four in September 2026, and resale homes closed at a median of 95.5% of original list price. Resale supply is at 5.6 months, though, so buyers have choices, and pricing to current comparable sales matters.
Is it a good time to buy a home in Lavon?
Buyers have reasonable room in the resale market, at 5.6 months of supply. Well-priced homes still sell close to list price, so the bigger opportunity may be builder incentives on new-construction inventory.
Why are Lavon's all-homes and resale numbers so different?
Months of inventory is averaged over a full year of sales. Builders sold a lot of homes over the past year, which keeps the all-homes figure at 3.9 months. This September, though, only two new homes closed, and the resale figure of 5.6 months is the better guide for existing homes.
Are home prices rising or falling in Lavon?
Roughly flat overall. The all-homes median was $319,950, down 0.5%, and price per square foot rose 3.6%. The resale median was $302,500 on nine sales, too few for a reliable year-over-year comparison.
How long are homes taking to sell in Lavon?
Resale homes took a median of 64 days to go under contract in September 2026 and 96 days from listing to closing. Across all homes, the total was 119 days.
