Market Commentary

PRICES
The Fate median sale price was $400,000 in September 2026, up 3.9% from September 2025, while median price per square foot fell 4.6% to $159.91. On resale homes alone, the median was also $400,000, down 0.6%, and price per square foot rose 3.6% to $156.08. The resale figures are the steadier read. Values on existing homes held roughly flat, while the all-homes figures moved with a much smaller and different mix of new construction. Resale homes closed at a median of 94.8% of original list price, compared with 93.6% for all homes and 93.8% across the DFW Metroplex. Resale sales were spread evenly, with 28.6% in each of the $300,000–$399,999, $400,000–$499,999, and $500,000–$749,999 ranges. For context, the DFW median was $379,990 and the Texas median was $329,900.

SALES ACTIVITY
A total of 19 homes closed in Fate in September, down 60.4% from 48 in September 2025. Most of that decline came from new construction, where closings fell from 26 to four. Resale closings fell 31.8%, to 15 from 22, a softer pace but far less dramatic. Resale homes took a median of 56 days to go under contract, 16 days faster than a year ago, and 39 days from contract to close, 10 days longer. That's 95 days in total, the same as the DFW Metroplex.

INVENTORY
Active listings totaled 137, down 11.0% from a year ago, but that decline is entirely on the builder side, where listings fell to 18 from 45. Resale listings rose 9.2% to 119, so resale sellers face more competition than they did last fall.

MARKET BALANCE
Months of inventory rose to 5.4 for all homes, up from 4.4, and to 6.4 for resale homes, up from 6.0. Both are above the 5.0-month level that typically favors buyers and above the DFW Metroplex at 4.5 months. The resale figure is the more useful one for most homeowners. Fate's resale market was already buyer-leaning a year ago and has edged further in that direction.

What Sellers Need to Know

  • Resale listings rose 9.2% to 119, and resale supply is at 6.4 months, so you're selling in a buyer-leaning market.
  • Resale values held steady, with the median at $400,000 and price per square foot up 3.6%.
  • Resale homes closed at a median of 94.8% of original list price and went under contract in 56 days, so well-priced homes are selling.
  • Builder sales dropped sharply, so nearby new homes may come with incentives. Know what they're offering before you set your price.

What Buyers Need to Know

  • At 6.4 months of supply for resale homes, you have more choice and more time than buyers across the DFW Metroplex.
  • Resale sales were spread evenly from $300,000 to $749,999.
  • Resale homes closed at a median of 94.8% of original list price, which leaves some room to negotiate.
  • With builder activity down, ask about new-construction incentives and compare them against resale homes on the full cost of ownership, including property taxes and HOA dues.

Fate Housing Market Outlook: Fall 2026

Fate heads into the fall with builder activity well below last year and a resale market that has moved further toward buyers. Builders have far fewer listings than a year ago, 18 compared with 45, so new construction may weigh less on resale pricing than it did last year. On the resale side, listings are up 9.2%, and if closings stay near September's pace, months of supply will likely remain above 6.0 through the holidays. Mortgage rates moved higher through late September and early October, and if they stay elevated, expect negotiation to remain part of most resale transactions. If rates ease, steady resale values suggest demand would return to a market where prices haven't broken down.

Are home prices rising or falling in Fate?

Resale prices are roughly flat. The resale median was $400,000, down 0.6%, and resale price per square foot rose 3.6%. The all-homes figures moved more because the mix of new construction changed so much.
