Farmersville, TX Housing Market Update – September 2026
Farmersville Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Farmersville, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.
Quick Read
Farmersville's September numbers are driven by new construction. Closings rose to 18 from seven a year ago, and 11 of those 18 were new homes. The median home that sold was less than a year old. Builder listings grew even faster, to 75 from 18, which pushed months of inventory to 7.9 from 4.5. The resale market is small, with seven sales and 22 listings, and it has also moved toward buyers, at 6.8 months of supply.

Market Commentary
PRICES
The Farmersville median sale price was $261,750 in September 2026, down 1.2% from September 2025, while median price per square foot fell 12.2% to $139.04. A nearly flat median alongside a sharp drop in price per square foot points to larger homes, mostly new construction, selling for less per square foot rather than a broad decline in values. Most sales clustered between $200,000 and $299,999, at 61.1% of the total. The resale median was $200,000 on seven sales, with resale price per square foot at $98.67. Last September had only one resale closing, so year-over-year resale comparisons aren't meaningful. Homes closed at a median of 88.6% of original list price overall and 80.6% for resale homes, both well below the DFW Metroplex at 93.8%. For context, the DFW median was $379,990 and the Texas median was $329,900.
SALES ACTIVITY
A total of 18 homes closed in Farmersville in September, up from seven in September 2025. New construction accounted for 11 of those closings, up from six, and resale closings rose to seven from one. Homes are taking longer to sell. The median home took 86 days to go under contract, 47 days longer than a year ago, and 34 days from contract to close. Total time from listing to closing was 120 days, compared with 95 days across the DFW Metroplex. Resale homes took longer still, at 138 days in total.
INVENTORY
Active listings rose to 97 from 38 a year ago. Nearly all of that growth came from builders, whose listings rose to 75 from 18. Resale listings were roughly steady at 22, compared with 20 a year ago. A buildup of builder inventory this large gives buyers more options and puts competitive pressure on resale sellers.
MARKET BALANCE
Months of inventory reached 7.9, up from 4.5 a year ago and well above the 5.0-month level that typically favors buyers. Resale homes stood at 6.8 months, up from 5.1. Both are above the DFW Metroplex at 4.5 months and Texas at 5.5 months. With builder supply growing faster than sales, conditions in Farmersville lean clearly toward buyers.
What Sellers Need to Know
- Builder listings rose to 75 from 18, so resale homes are competing with a large supply of new construction.
- Resale homes closed at a median of 80.6% of original list price and took 138 days from listing to closing, so pricing correctly from the first day matters.
- Resale supply is at 6.8 months, which favors buyers.
- With only seven resale sales, base your price on specific comparable homes rather than the median.
What Buyers Need to Know
- At 7.9 months of supply, Farmersville leans clearly toward buyers, with 97 active listings.
- With builder inventory up sharply, ask about incentives and compare them against resale homes on the full cost of ownership, including property taxes and HOA dues.
- Homes closed at a median of 88.6% of original list price, well below the DFW median, which points to real negotiating room.
- Most sales fell between $200,000 and $299,999, at 61.1% of September's total.
Farmersville Housing Market Outlook: Fall 2026
Farmersville heads into the fall with a large and growing supply of new homes and longer sale times. If builder listings stay near 75 while sales hold around September's level, months of supply will likely remain well into buyer-leaning territory through the holidays, and builder incentives may stay part of the picture. Resale sellers will be competing directly with that new inventory. Mortgage rates moved higher through late September and early October, and if they stay elevated, expect sale times to remain long and negotiation to stay significant. Because each month rests on a small number of sales, the trend across several months will tell you more than any single report.
