Forney, TX Housing Market Update – September 2026
Forney Housing Market Update | Reporting Period: Sep 1–Sep 30, 2026 • Data via NTREIS MLS
About this report. This is The Dunnican Team's monthly housing market update for Forney, Texas. Every figure comes straight from NTREIS MLS transaction data — what homes actually sold for, not estimates or automated valuations — and each one is measured against the same month a year earlier, because a number only means something when you can see what it used to be. Below you'll find the median sale price, closed sales, active inventory, months of supply, and days on market, along with what each of those actually means if you're weighing a move. We publish these every month so you can watch the trend rather than react to a single number. It's the same picture we walk our own clients through, explained the way we'd explain it across the table.
Quick Read
Forney's September numbers point to a market moving firmly toward buyers. Closed sales fell 25.4% to 47 while active listings rose 17.7% to 320, pushing months of inventory to 6.6 from 3.9. The median rose 9.5% to $349,900, but price per square foot fell 2.2%, so the higher median reflects larger homes in the mix rather than rising values. The median home sold was five years old, so newer construction plays a large role in these numbers.

Market Commentary
PRICES
The Forney median sale price was $349,900 in September 2026, up 9.5% from September 2025. Median price per square foot moved the other way, down 2.2% to $149.57, which means the higher median reflects larger homes selling rather than rising values for comparable homes. The $200,000–$299,999 range was the most active, at 37.8% of closed sales, followed by $400,000–$499,999 at 26.7%. Homes closed at a median of 91.0% of original list price, below the DFW Metroplex at 93.8%, a gap that can reflect builder price adjustments on standing inventory. For context, the DFW median was $379,990 and the Texas median was $329,900.
SALES ACTIVITY
A total of 47 homes closed in Forney in September, down 25.4% from 63 in September 2025, a clearly softer pace. The median home took 91 days to go under contract, 18 days faster than a year ago, and 35 days from contract to close. Total time from listing to closing was 126 days, compared with 95 days across the DFW Metroplex. The median home that sold was five years old, so newer construction makes up a large share of activity, and builder pricing and incentives can move these figures in ways that don't apply directly to resale homes.
INVENTORY
Active listings rose 17.7% to 320, up from 272 a year ago. With more homes on the market and fewer closings, supply is building, and buyers have noticeably more choice than they did last fall.
MARKET BALANCE
Months of inventory reached 6.6, up from 3.9 a year ago. That moves Forney from seller-leaning territory to well above the 5.0-month level that typically favors buyers, and above both the DFW Metroplex at 4.5 months and Texas at 5.5 months. Combined with a 91.0% list-price ratio, conditions in Forney lean clearly toward buyers.
What Sellers Need to Know
- Supply has grown to 6.6 months, up from 3.9 a year ago, so you're competing with 320 active listings.
- Price per square foot is down 2.2%, so the 9.5% median gain doesn't mean your home gained that much value.
- Homes closed at a median of 91.0% of original list price, so pricing to current comparable sales from the first day matters.
- Newer homes and builder incentives are part of your competition. Know what nearby builders are offering before you set your price.
What Buyers Need to Know
- At 6.6 months of supply, Forney leans clearly toward buyers.
- Homes closed at a median of 91.0% of original list price, which points to real negotiating room.
- The $200,000–$299,999 range is the busiest at 37.8% of sales, which gives you the most comparable sales to judge value against.
- With newer construction common, compare builder incentives against resale homes on the full cost of ownership, including property taxes, HOA dues, and any MUD or PID assessments where they apply.
Forney Housing Market Outlook: Fall 2026
Forney heads into the fall with supply building and sales slowing, a shift that has moved the market from seller-leaning to buyer-leaning in a year. If listings stay near 320 while closings hold around September's pace, months of supply will likely remain above 6.0 through the holidays. Builder pricing and incentives on standing inventory will likely shape the market more than resale activity does. Mortgage rates moved higher through late September and early October, and if they stay elevated, expect sale times to stay long and negotiation to remain significant. If rates ease, the $200,000–$299,999 range, where 37.8% of September's sales occurred, is where renewed demand would likely show up first.
