One City, Three Mailing Addresses
The first thing that trips up Josephine buyers is the address. Josephine's city limits span three ZIP codes, 75173, 75135, and 75189, so a home inside the city may be listed as Josephine, Nevada, Caddo Mills, or Royse City depending on the portal. If you're searching online and only filtering by "Josephine," you're likely missing homes.
The county line matters too. Most of Josephine sits in southeastern Collin County, but part of the city extends into Hunt County, including the Riverfield community. Your appraisal district, tax rates, and exemption filings follow the county, not the mailing address. Just outside the city limits, some properties fall in Josephine's extraterritorial jurisdiction, where city sewer may not reach and a septic system may be required.
New Construction Sets the Pace
Josephine's growth has come almost entirely from new subdivisions, including Riverfield, Waverly Estates, and Meritage Homes' Morgan Farms. That makes builders, not individual sellers, the biggest influence on pricing. Builder pricing is negotiable, and so are incentives such as rate buydowns and closing cost help. The strongest offer is usually a combination, which is why it pays to have an experienced agent comparing the full package for you.
The builder's sales team represents the builder, so having your own agent means someone is negotiating on your behalf. Many builders ask that your agent be with you at your first visit, so it's worth deciding before you tour. Resale homes are a different segment here. Established homes on larger lots near the original town tend to sell on their own terms, and sellers should price against builder inventory, not just other resales. Our Josephine market update tracks how both segments are moving each month.
Taxes Can Change From One Street to the Next
Two homes a mile apart in Josephine can carry noticeably different tax bills. County rates differ between Collin and Hunt, and some newer communities sit inside a Municipal Utility District, which adds its own tax to fund water, sewer, and drainage infrastructure. Texas requires sellers to give buyers a written MUD notice, but it's better to know the full rate before you fall for a floor plan.
Ask for the total tax rate on the specific address, not a builder's estimate, and factor HOA dues into the payment. Our guide to property taxes and exemptions in North Texas explains how the pieces add up.
Schools Serving Josephine
Almost all of Josephine is served by Community ISD, a district based in neighboring Nevada that also covers Lavon, Copeville, and Nevada across about 89 square miles. A small number of Josephine properties fall in Royse City ISD instead, so confirm the district for any home by its address, not its city name or ZIP code.
Community ISD formed in 1947, when several small local districts, including Josephine's, consolidated around one rural high school. Today it serves more than 5,200 students on eight campuses, and it earned a "B" in the Texas Education Agency's 2026 accountability ratings. You can review district and campus results on the state's TXschools.gov report for Community ISD.
Community ISD Campuses
Confirm the Campus Before You Buy
As the district has opened new schools to keep pace with growth, it has redrawn attendance zones, and it may do so again. Look up the assigned campuses for a specific address with the district's attendance zone lookup, then confirm with the district before writing an offer. A builder brochure or the mailing city isn't a reliable guide here.
Transportation is worth checking too. The district updated walk zones in parts of Josephine and Lavon for the 2026-27 school year, so bus eligibility can depend on the street. If a home falls in Royse City ISD instead, the schools, calendar, and tax rate all change; our Royse City community guide covers that district.
Getting Around
Josephine has two main ways out. FM 6 runs east and west through town, connecting west to State Highway 78 near Lavon, which carries commuters through Wylie toward Garland and Dallas. FM 1777 runs south toward Royse City and I-30, the faster route toward Rockwall and the I-30 corridor.
Which route works best depends on where you're headed, and traffic on both is changing as the area grows. Make the commute at the hour you'd actually make it before deciding the trade-off fits, the same advice we give buyers in Royse City.
Parks, Main Street, and Everyday Errands
Josephine started as a railroad town in the late 1880s, when the St. Louis Southwestern Railway came through and a local landowner donated land for a townsite named after his daughter. Josephine City Park, at South Main and Swanson Streets, sits on the site of the town's former school. In late 2025, the city council accepted a Parks and Trails Master Plan that identified a shortage of public parkland and proposed a trail along the existing railroad easement.
Many newer communities have their own amenities, such as pools and playgrounds, but those are typically limited to residents. Lake Lavon is a short drive west for boating and fishing. Retail is still catching up with the population, so for now, larger shopping trips usually mean Royse City, Wylie, or Rockwall.
How Josephine Compares to Its Neighbors
Lavon and Nevada share Community ISD with Josephine, and Lavon sits closer to SH 78 and the lake. Royse City to the south has its own school district, more established retail, and direct I-30 access. Caddo Mills to the east, in Hunt County, leans more toward acreage and open land. Josephine sits in the middle: newer subdivisions with a small-town core, farther from I-30 than Royse City.
Working With a Local Agent in Josephine
Josephine rewards buyers who know which county a home is in, whether a MUD applies, and how a builder's incentives actually compare. The Dunnican Team, led by Cindy and Cory Dunnican with Coldwell Banker Apex, Realtors, represents buyers and sellers across the Lake Lavon corridor and Rockwall County.
