What “Growing Fast” Actually Means When You Buy Here
Forney is still being built, and that’s worth understanding before you pick a lot. New phases open regularly, roads and retail are catching up to the rooftops rather than leading them, and a field behind your back fence today may be a neighborhood in two years. None of that is a reason to avoid Forney — it’s why the pricing works — but it does mean two questions matter more here than they do in a settled suburb: what is planned for the land around the home, and whether the section you’re buying in is finished or still under development. Both are answerable before you write an offer.
Buying Resale Against New Construction
In a market this new, a resale home isn’t competing with other resales — it’s competing with the builder down the street who can offer rate buydowns, closing cost help, and a home nobody has lived in. That shapes both sides of the transaction. As a buyer, it means resale should come with a real advantage: a finished yard, a better lot, upgrades already paid for, or a price that reflects the competition. As a seller, it means pricing against builder incentives rather than against the neighbor who sold two years ago. Current inventory is on our Forney homes for sale page, and pricing trends are tracked in the Forney market update.
Schools
Forney addresses are served primarily by Forney ISD. In a city adding neighborhoods this quickly, attendance boundaries get redrawn as new campuses open — so the school a listing names isn’t always the school an address is zoned to by the time you close. Confirm the assignment directly with the district for any specific address, and confirm it again if you’re buying in a section that’s still being platted.
Getting Around
Forney sits on US-80 just east of Mesquite, which is the whole reason it grew where it did. That position puts downtown Dallas within a straightforward commute and puts Mesquite’s shopping, dining, and medical services about ten minutes west. Forney has its own retail along the highway corridor, but for a wider range of errands most residents head toward Mesquite. Drive US-80 at your actual commute hour before you decide — it’s a road that behaves very differently at 7:30 a.m. than it does midday.
Downtown and the Antique Trade
Forney is known as the Antique Capital of Texas, and the shops along the older part of town are the reason. It’s a small downtown, not a destination district — but it gives Forney something most fast-growing suburbs never develop: a center that predates the growth and an identity that isn’t borrowed from the city next door. For buyers coming from newer master-planned areas, that’s often the thing that makes Forney feel like a town rather than a collection of subdivisions.
Forney Is in Kaufman County
This catches buyers who’ve been searching the Rockwall County side and assume the two markets work the same way. Forney is in Kaufman County, with its own appraisal district, its own tax rates, and its own timelines for exemptions and protests. If you’re comparing a Forney home against one in Fate or Royse City, the sale prices may look similar while the annual carrying costs don’t. Run the actual tax figure for each address rather than assuming the county rate carries across the line.
Working With a Local Agent in Forney
The questions that matter in Forney are specific: what’s planned for the land around the home, whether the phase is complete, how a resale is positioned against the builder inventory nearby, what the address actually pays in taxes, and which campus it’s zoned to this year. Those aren’t things a portal listing answers. The Dunnican Team has worked this side of the metro since 1998, and we’ll walk through all of it with you before you’re under contract.
