A pool is one of the few features that meaningfully changes both the cost of owning a home and the pool of buyers you’ll sell to later. In North Texas, where the swim season runs long, demand for them is real — but it’s uneven.

In the markets we track most closely, pools appear on a small share of homes below $500,000 and on the majority of homes above $1 million. That means at lower price points a pool is a differentiator, and at higher ones it’s closer to an expectation. Either way, the questions worth asking are the same: how old is the equipment, what does it cost to run through a Texas summer, and what condition is the surface in.
