Waterfront Homes in DFW and Surrounding Areas

Waterfront homes across the Dallas–Fort Worth metro sit on a dozen different lakes, and they don’t behave like the rest of the market. Water frontage carries a real premium — in the eastern-metro markets we work in most closely, waterfront homes have sold at roughly a 25 to 35 percent higher price per square foot than comparable homes off the water.

What that premium buys varies more than buyers expect. Shoreline type, whether dock rights convey, how a lot sits relative to the waterline, and which authority controls the shoreline all differ from lake to lake and often from property to property on the same lake. Those details determine both what you can do with the property and how easily it resells.
