Active listings rose to 32,831 — a 39.5% increase year-over-year — while closed sales fell to 8,130 (▼ 4.7%). Months of inventory increased to 4.3, indicating greater buyer flexibility and less urgency in a shifting market.

What Sellers Need to Know

  • Inventory is up: 39.5% more homes on the market means more competition for attention.

  • Longer timelines: Expect ~88 days from listing to closing — plan ahead for your move.
  • Buyers are negotiating: The average home is selling at 95.7% of its original list price.
  • Presentation is key: Updated homes in great condition are still moving quickly.

What Buyers Need to Know

  • More selection: Active listings are up nearly 40% — more choices and less bidding pressure.
  • Room to negotiate: Homes are selling below list price — ask for closing costs or repairs.
  • Prices are steady to softening: The median dropped slightly YoY, helping with affordability.
  • Take your time: Homes are spending more time on the market — avoid rushing into a deal.
  • Think resale: With the median home built in 2005, focus on updates and long-term value.
