The median home price in the DFW metro area was $400,000 in April 2025 — a 1.2% decrease from the previous year. This softening in prices reflects more balanced conditions as inventory continues to rise and buyers gain negotiating power.
Active listings rose to 32,831 — a 39.5% increase year-over-year — while closed sales fell to 8,130 (▼ 4.7%). Months of inventory increased to 4.3, indicating greater buyer flexibility and less urgency in a shifting market.
