Waterview is entirely detached single-family — no townhomes, no condos, no attached product anywhere in the community. That matters more than it sounds, because Rowlett as a whole has no condo developments, so buyers comparing attached options are looking outside Waterview entirely.

Most of the neighborhood went up in a tight window between 1999 and 2006, with construction largely finished by the late 2000s. Original builders included First Texas, Diamond Homes, Centex, US Home, Grand, and Gallery — which is why floor plans and elevations vary noticeably from street to street even where lot sizes match.

The median home sits just under 3,000 square feet, larger than most North Texas subdivisions from the same era. The full range runs from roughly 1,600 square feet to over 5,000. Four-bedroom homes make up about half the neighborhood, with three- and five-bedroom plans covering most of the rest.

This is the question we field most often about Waterview, and the answer is simpler than people expect. HOA dues are $815 per year billed annually each January, and they cover everything the community owns — the waterpark, the Jr. Olympic pool, the parks, trails, tennis and sand volleyball courts, and the stocked fishing lakes. There is no separate amenity fee to swim. Homeowners in the gated community, Broadmoor Estates, pay additional HOA dues of $370 semi-annually billed in April and October.

Golf is the one exception, and it isn’t an HOA amenity at all. Waterview Golf Club is a municipal course managed by American Golf, operating independently of the homeowners association. So the practical answer for a buyer: your dues get you the pools and the parks. Golf is pay-as-you-play or a separate membership, and living in Waterview doesn’t require you to buy either one.

Worth knowing: HOA dues and golf rates change. Verify current amounts with the association and the club before making a decision based on them.

  • The housing stock is 20 to 27 years old. Roofs, HVAC systems, windows, water heaters, and pool equipment are all reaching the age where condition drives the outcome. In this market, repairs are the number one deal-killer.
  • Six builders means six construction standards. Knowing which builder built a home tells you a lot about what an inspector is likely to find.
