About Rowlett

Rowlett sits on the western shore of Lake Ray Hubbard, about 20 miles northeast of downtown Dallas, and it's one of the more underrated cities in the northeast Dallas corridor. The lake gives it a character most suburbs can't replicate — water views, recreational access, and a pace of life that feels genuinely different from other suburbs in the northeast Dallas corridor. At the same time, the I-30 and President George Bush Turnpike connections make it one of the more commutable cities on the eastern side of the DFW Metroplex.

The Rowlett housing market covers more ground than most buyers expect. You'll find established neighborhoods from the 1980s and 90s alongside newer construction closer to the Bush Turnpike corridor, with prices that vary accordingly. Lake-adjacent homes and properties in Waterview tend to command premiums, while interior neighborhoods offer solid value for buyers who prioritize square footage and lot size over waterfront proximity. The median price range runs roughly from the mid-$300s to the mid-$500s, though lakefront and golf course properties move higher.

Cindy and Cory Dunnican have worked in Rowlett since 1998 and lived here since 2000. They have sold more than 400 homes in the Rowlett real estate market. The market moves faster than many buyers expect, and pricing decisions carry real consequences — both for sellers trying to protect equity and buyers trying to avoid overpaying in a market where appraisals don't always keep pace with demand. If you're evaluating Rowlett, we can walk you through what the data actually looks like right now.

COMMUTING FROM ROWLETT

Rowlett has one of the stronger commute stories on the eastern side of the Metroplex.

  • Driving

I-30 westbound puts you in downtown Dallas in roughly 25 to 35 minutes under normal conditions — less if you're leaving before 7 a.m. or after the evening peak.

The President George Bush Turnpike runs along the northern edge of the city and gives you direct access north to Garland, Richardson, and Plano without routing through downtown.

For the Mid-Cities, DFW Airport, or the western Metroplex, the Turnpike connects west to I-635 and beyond.

  • DART Rail System

For rail commuters, the DART Rowlett Station on the Red and Blue Lines is one of the genuine advantages this city has over most of the suburbs to the east.

Direct service runs into downtown Dallas, the Cedars, and Deep Ellum, with connections to Love Field, Mockingbird Station, and points across the system. If you work downtown or near a DART stop, Rowlett is one of the few lake-area communities where leaving the car at home is actually practical.

  • PLAN YOUR ROUTE

If you're evaluating a specific address in Rowlett for commute purposes, the city spans enough ground that drive times can vary meaningfully depending on which part of Rowlett you're in.

The western and central neighborhoods closest to I-30 have the shortest freeway access.

The eastern areas near the Rockwall County line sit closer to the Turnpike but are farther from the DART station.

It's worth testing your specific route at your actual departure time before making a decision based on map distance alone.
